What time is check-in and check-out?

Check-in is from 3:00pm and check-out is by 10:00am. If you need to arrive earlier or leave later, message us — where the calendar allows it we will almost always say yes.

How do I get into the property?

Every property has self check-in. We send your door code, directions and parking instructions 24 hours before you arrive, so there is no key handover to coordinate and no one to wait for.

Is there a minimum stay?

A minimum of 2–3 nights applies across our properties. Stays of seven nights or more receive a weekly discount, and stays of 28 nights or more receive a monthly rate.

What is included?

Fast Wi-Fi, fresh linen and towels, a fully equipped kitchen, and starter supplies for tea, coffee and toiletries. Mid-stay cleaning and linen changes are not included but can be arranged on request.

Can I book for a group or a work team?

Yes. Several of our properties are set up specifically for contractor teams, production crews and relocating families. Get in touch and we will match you to the right home and quote a project rate.

Why book direct rather than through Airbnb?

Booking here avoids the platform service fee, so the same stay costs you less. You also deal with our team directly rather than through a third party.

What does Staybility actually do?

Everything. Staging, professional photography, listing and pricing across Airbnb, VRBO, Booking.com, Expedia and Google, guest screening and communication, 24/7 concierge, housekeeping, inventory replenishment and maintenance.

Question 8

What is the difference between management and Lease To Us?

Under management you keep the upside: we run the property and you receive the income it generates, less our fee. Under Lease To Us we take a 3–5 year lease and pay you a fixed rent every month regardless of occupancy — less total income, but zero variability.

Can I still use my own property?

Yes. Under short-let management you can block out any dates you like for your own use. It is still your home.

How much more can I earn than a long-term let?

It depends on location, presentation and season. Our earnings calculator gives you a realistic range for your specific property in under a minute, along with the assumptions behind it.

Who pays for damage and repairs?

Guests are screened and every booking carries a security deposit. Routine maintenance is handled by our own team. Under a Lease To Us agreement we also guarantee the property is returned in "For Sale" condition, without hidden defects.

Do I need a licence or special insurance?

Accepted Answer

Short-let rules vary by borough, and in London the 90-day rule applies to most entire-home lets without planning permission. You will also need appropriate landlord and short-let insurance. We will walk you through what applies to your property before we start.

How do I pay?

Card payment is taken securely through Stripe at the point of booking. We never see or store your card details. Apple Pay and Google Pay are supported.

What is your cancellation policy?

Accepted Answer

Cancel more than 14 days before check-in for a full refund. Between 14 and 7 days, 50% is refunded. Inside 7 days the booking is non-refundable, though we will always try to re-let the dates and refund you if we succeed.

Is my booking confirmed straight away?

Yes. As soon as payment clears you receive a confirmation email with your booking reference and receipt. Your house manual and check-in instructions are sent 24 hours before your arrival.

Do you charge a security deposit?

A refundable damage holding fee applies to all properties and is clearly shown before you pay. It is released within 48 hours of checkout.
